Cash Flow Properties Available out of state...

I attended this Free Real Estate Intensive seminar in Plesanton California where I learned some really great information about real estate investing and even how to select property manager... This seminar was awesome! I learned about how to conduct proper due diligence when buying real estate and that we are no longer in the good old days where buying real estate based on appreciation was the way to sucess in real estate investing. Positive cash flow and Passive income. Appreciation is considered speculation like in terms of the stock market... this is why many people still holding properties today have lost thousands and thousands of dollars... and even going into foreclosure if not already... Do your proper homework and before you buy an investment property... make sure the property generates postive cashflow otherwise your not investing your buying liabilities...

Sounds interesting of course the market has taken a beating but I do believe there are some deals out there. Therein lies the question - which ones are really a deal. I'm not a so-called savvy investor. So I will check out the site & see what it's about...
